Pre-Purchase (Buyer’s) Inspections
When buying a home, you need to know the condition of the property – your investment. Our condition reports are easy to read and understand. They show what the True Value of a home is once the repairs and deficiencies are taken into consideration. This ensures that you will enter the transaction with full disclosure of the home’s overall well being. Home inspections are best served personally. It is to your greatest advantage to be at your home inspection. This allows you time to clear up any concerns that may arise as part of the inspection, by asking questions to your inspector. Tips and advice are also given that may not show up in a report. These can be very helpful to make your life more comfortable in the home, so bring a notepad and pencil – and be ready to get your questions and concerns answered.
Sellers Inspection (Move in Certified Home):
- Fewer surprises for both the buyer and the seller
- Less likely that a sale will fail as a result of negative inspection comments or expensive repairs
- Improves your selling position – Sellers that have the home marketed as Move in Certified close faster with less hassle and for more money.
- Insures a better final sales price by avoiding negotiations – even if the buyer has the home inspected, there will be little or nothing to find in disrepair.
- Seller chooses their own repair contractors and controls the price of the repair saving money. Even if you choose not to repair an item bids can be obtained and set on the counter for the buyers to review. This will reduce the risk of a lower selling price.
- Repairs are not last minute avoiding higher repair cost. In the last minute rush to get repairs done many contractors charge more for these fast repair requirements that are needed to meet closing deadlines. This means more expense for the repairs or possibly a delay or having the sale fall through.
- Shows good faith and helps the buyers stay in love with the home.
- This is always a good move to let your buyer know that you care about what they care about; Your Home.
- Regardless of the market conditions, an inspection performed prior to listing the property should make the property more attractive to buyers. The findings become part of the seller’s disclosures. This should substantially reduce the possibility of litigation as a result of the sale.

Schedule Your Home InspectionPeriodic Maintenance Inspections
Maintenance Inspections are performed every two years to assure the health of your family and the safety of your real estate investment. Periodic Maintenance Inspections are necessary to assure the integrity of your structure in between storms and droughts, to check the building’s integrity that may be compromised by cracked beams or foundations, to visually inspect for wood-destroying insects, and more. Any of these situations can contribute to decreased home value or pose a physical risk to your family if not identified in time.
Rental/Property Management Inspections
As a rental property owner, you understand the need to assure that your property is in tip-top shape prior to renting the building. You are also aware of the need to assure that your property has not been damaged before renters vacate the property. A rental/property management inspection is designed to protect you from serious liability that can result from renting or leasing a potentially hazardous property. Additionally, a rental/property management inspection also helps you to protect your assets by identifying damage that may have potentially been caused by occupants.
New Construction (Builder) Inspections
New Construction Inspections are usually performed immediately after your new home has been built and is considered “ready” for occupancy by appropriate legal authorities (such as a zoning or code inspector).
One Year Warranty Inspections: performed prior to the expiration of your home warranty. It is used to take advantage of the features and benefits of your home warranty to assure that necessary repairs guaranteed under your warranty are executed should damage or problems be discovered.
Pre-Purchase New Home Inspections will assure the new owner that the home was built to industry standards.
